The current times pose huge challenges on all levels of redevelopment. Buffalo needs to have leadership and vision in place to see these tough times as opportunistic times instead. To utilize the new Green approach and govt. programs that fund Green projects. Green building and design reaches to all levels from sustainable buildings, all the way to the workforce and patrons. Create a great entertainment draw with year round use for the children and the adults. Pay the workers an above average wage, treat them like they are some of the best resources of the canal side project (which they are). Above average wage in Buffalo, is still low compared to what would be above average in cities like Toronto, Boston or NYC. I would always pay a little more to keep the smile on the face of Buffalo. No matter how hard you hit Buffalo the people of Buffalo are proud. The people in charge of economic development in Western NY, should be strong enough to stand up for its best resource, The People of WNY. Jordon Levy, says he doesn't want to be bullied into a living wage. What do you call being in control of millions of tax payer dollars and then not wanting to negotiate a solution. Who is the real bully in this case. A living wage will bring sustained value to the canal side project. Why does it seem that everyone in charge in Buffalo seems to be so out of the loop. Have our leaders and tax paying citizens never left Buffalo and seen re development that works for the local citizens? Buffalo is declining and we have a chance to add value to the canal side project with a living wage. Jordon Levy is concerned about halting developers, and retailers via a mandatory living wage. Jordon, the people are subsidizing this, the people are going to be spending their hard earned money canal side. Dont you think we should guarantee the people something. A living wage will hold the Canal Side project accountable, meaning, if they put the right stuff down there and its a success no one will squabble about the living wage. If you put in big box stores and don't plan accordingly and then when the canal side project goes bust, everyone will blame it on the living wage. Put the right stuff Canal Side, and the living wage argument will be moot. An Open Letter to Congressman Higgins: We urge you to put your foot in the door regarding Bass Pro. Do we really want to Re-develop Buffalo's Waterfront without proper thought behind long-term sustainability and real economic growth? Most of the Bass Pros country-wide are located in the midst of large retail outlet developments. We understand that this is the main idea here-to bring more retail downtown, however, we must think bigger here, and not to mention most of these Bass Pros in retail malls, are also located in the center of huge vacation destinations, like Myrtle Beach for example, places that already serve as a draw for visitors. Brian, you know that after the novelty of something new in downtown Buffalo has worn off, Bass Pro will not be a consistent draw; in the end, Buffalo will get to brag about its downtown Bass Pro, while the retail around it will not be sustained and Buffalo will have a new stretch of vacant store fronts surrounding the Bass Pro. Please let's do this right, let's redevelop the waterfront and downtown with projects that will bring year round visits. A Bass Pro will not bring sustained visits downtown. What makes more sense economically for Buffalo New York, a stadium in Orchard Park, or a Downtown Stadium/Convention center in the heart of Buffalo's downtown, looking over Buffalo's waterfront? Just imagine-70,000 fans exiting the stadium to frequent businesses in downtown Buffalo - the idea of the first ever Green Professional sports Complex like none other in the United States; creating an entirely new job sector in Buffalo. A stadium/convention center will offer more entertainment options, and economic growth, for the citizens of Western New York. If we look at the current state of economic development projects coming to downtown Buffalo, the ideas may be a good start, but none offer any guarantees of a real influx of patrons to stimulate plans for new restaurants or retail market places downtown. Having an anchor stadium/convention center with regular attendance of 70,000 plus will feed new businesses downtown, translating into real economic growth in Buffalo, having a ripple effect, and in turn stimulating the regional Western New York economy. In contrast, Buffalo's landscape is distinguished in size and scope; the suburbs of Buffalo are to a certain extent intertwined with the City of Buffalo - many suburbanites come to the City of Buffalo for their entertainment needs, but Buffalo lacks the critical mass of development and activity to support a 24-7 residential/commercial mix. For example, HSBC arena is nice, but business owners may start a new pizza shop or retail store banking on 20,000 patrons from the Sabres' season or the sporadic concert event. However, those same entrepreneurs may take greater chances and be likely to invest in downtown Buffalo if they had 70,000+ fans from a stadium/convention center AND the 20,000 from the HSBC arena AND a stable clientele of customers who reside in the downtown core. Bringing all of these elements together is the key. To attract business to Buffalo, Buffalo must have more to offer then low labor costs and a strong educated workforce; it must offer entertainment options, and a bustling downtown business environment. Bundle this with Buffalo's great restaurants, night life, the Niagara region's gaming facilities, and Buffalo WILL become a commercial mecca. Concerns about who will purchase the luxury boxes will become a thing of the past, not to mention a downtown stadium is closer to our friends in the north, making it easier for everyone in this region to frequent Buffalo. To build on the stadium concept, incorporating "green" building elements will create highly touted Green Sector jobs, and could even put Buffalo on the forefront as a leader in the country for sustainable living and practices. This will also bring new business to Buffalo, and spring new research and development again creating even more jobs for the residents of Western New York. A convention center concept can also draw large convention activity to Buffalo, which capitalizes on all the Buffalo Niagara region already has to offer - it's time the City of Buffalo taps into the tourism industry as well. This city saving idea, would not only put Buffalo back on the map, Buffalo would become a leader in Urban Development.
